<p style="text-align: justify;">Usually homes are demolished, but do you know they can be deconstructed instead? Antique stores have known for centuries the brilliance of reclaimed and reuse of materials. Certainly a great percentage of a homes materials can come from a pre-used source. I know of one yoga studio that has the most gorgeous wood floors reclaimed from an old Bank of America historic building that was being refurbished. And it was free! Only the cost of removal! What a conversation piece! Just as relevant are materials derived from easily renewable sources, bamboo versus ancient oak trees.</p>
<p style="text-align: justify;">The paint we use, low or zero VOC paint. You know that &#8216;new home smell&#8217; we all love, usually from a fresh coat of paint? Well that&#8217;s the smell of your lungs being poisoned! There are many sources of green power or at least eco choices, such as solar panels for electricity, natural day lighting via skylights and low voltage lighting for the evening. Site orientation makes such a difference, imagine orienting the home toward the sun in colder climates and alternatively catching cool breezes in warmer climates? Not only that but using landscaping to help. Deciduous trees to shade windows in the summer, yet let in warm sun in the winter. Green comes in many shades! Overall, we should seek durable, healthy, sustain-ably sourced &#8216;green&#8217; building materials, ones that are non-toxic thus helping improve indoor air quality.</p>
<p style="text-align: justify;">In the garden permeable paving helps guide &#8216;fresh&#8217; water to underground tables rather than run off via drain pipes to the salt water ocean. The use of native, zero or low water use gardens not only replace a strange obsession with antiquated English grass lawns but also encourage native birds and butterflies into your garden! Green landscaping can create a truly magical garden.</p>
<p style="text-align: justify;">Not every green home will embody all features. The hope is that we are making lifestyle choices that are healthier for us, cheaper on a daily basis and kinder to our planet.</p>
<p style="text-align: justify;">I think green, eco-friendly lifestyle choices are not only the logical thing to do, but the financially clever thing to do. I&#8217;m no Donald Trump, but if I had two homes, one build in the conventional manner with all toxic formaldehyde off gassing materials, with my kid suffering from asthma, expensive to heat and cool&#8230; then across the street is another home for sale, essentially the same design and price except it&#8217;s cheaper to run and healthier to live in&#8230; what is the choice?</p>

<p style="text-align: justify;">Here&#8217;s the straight scoop. If you&#8217;ve found this article, it probably means you are trying to figure out how to sell your house as quickly as possible. You may need to sell quickly for any number of reasons &#8211; possible foreclosure, divorce, moving, inheritance, tired landlord, major repairs needed, the loan shark is coming to break your legs, whatever. Five years ago, when anyone with a pulse could get a mortgage, any shack with four walls and a toilet was going for top dollar. Selling a house quickly wasn&#8217;t difficult at all. A few years earlier, my wife and I bought our first home together &#8211; a one bedroom condo in the suburbs of Washington D.C. as a cost savings maneuver. Mortgage payments were actually cheaper than rent and since I was a veteran, I could get the loan with no money down. We were one of three full price offers made on the first weekend the property went on the market. The owner had her pick and we were lucky to be chosen. Those days are over.</p>
<p style="text-align: justify;">Today, we&#8217;re in the midst of a serious housing market crisis. Selling a house quickly by traditional means is nearly impossible. The law of supply and demand gives us two main reasons for this:</p>
<p><span id="more-438"></span></p>
<p style="text-align: justify;">Banks are selling the homes they have foreclosed on for bargain-basement prices. And there are A LOT of these homes. Go to realtor.com and search for all the listings in your city or town. There are tons of homes available.<br />
There are fewer buyers. Times are tough. People are losing their jobs, businesses are going under because everyone is scared to spend money, rich people are putting their money in really conservative investments because they took a bath in the stock market crash, and banks are a lot more strict about who they approve for a mortgage.<br />
All these things add up to houses just sitting on the market for 6-9 months, a year, or longer.</p>
<p style="text-align: justify;">Even in this terrible housing market, there is still a way to sell your house quickly &#8211; sell it to a wholesaler. A real estate wholesaler makes his living by finding great deals on houses and passing those deals on to investors who either want to hold on to the property and rent it out for years to come, or rehab (fix it up real nice) the home. These investor buyers don&#8217;t use conventional bank financing to buy houses, they use their own cash or funds they&#8217;ve raised from other private investors. This means they can usually settle on your house very quickly. After all, the reason settlements on house sales are scheduled 30 days after the the seller accepts a buyer&#8217;s offer is so the bank can get the house appraised and process all the loan paperwork. When dealing with cash buyers, this limitation is eliminated. Depending on how readily available the investor&#8217;s funds are, sometimes the settlement can be scheduled in a matter of days.</p>
<p style="text-align: justify;">Selling your home to a wholesaler, though, has one major disadvantage &#8211; you must sell it at a significant discount. Real estate investors aren&#8217;t in the business of charity &#8211; they are in it to make money. Every house they buy must make them money. Whether they plan to hold on to it for years or fix it up and sell the house quickly, there must be a big profit incentive. And it&#8217;s not because they&#8217;re greedy (although, sometimes they are!). The profit incentive has to be big because the investor is taking on a lot of risk. Consider these scenarios:</p>
<p style="text-align: justify;">What if the house requires much more costly repairs than they planned for?<br />
What if the local housing values in that area continue to drop or drop faster than expected?<br />
What if it takes a long time to find a tenant or they can&#8217;t sell the house quickly. Every day an investor owns a house that isn&#8217;t selling and isn&#8217;t occupied by a tenant, the investor is losing money.<br />
Every investor has a slightly different formula, but generally speaking, they look first at what the property would be worth if it was in great condition. If it needs a new roof, the roof has been replaced, the walls have been repaired and painted, the flooring refinished, the kitchens and bathrooms modernized, the yard landscaped. If this house was the nicest on the block, how much would it be worth? To make sure they are prepared for the unexpected scenarios listed above and to ensure a decent profit, they take off around 30% of that value. The resulting number is the most they are willing to invest in the property. This has to cover the purchase price and all the expenses to rehab the house.</p>
<p style="text-align: justify;">So if you want or have to sell your house as quickly as possible, you have to understand that you will not be getting top dollar. If you want to maximize the price you sell your house for, then listing it with a realtor is the best way to go. If your primary concern is selling your house quickly, then contacting a wholesaler is the best way to go. Just understand and accept that in exchange for quick cash in your pocket, you will be passing on a good portion of your house&#8217;s value to someone else. Selling your house quickly is certainly the focus of working with a wholesaler, but there are actually many benefits:</p>
<p style="text-align: justify;">No realtor commissions &#8211; You&#8217;re selling at a discount, but there is no commission because there is no realtor involved in the transaction.<br />
No repairs needed &#8211; You don&#8217;t have to do a single repair. Wholesalers buy houses as-is. Many wholesalers still inspect the property to get detailed repair estimates, but you don&#8217;t have to do anything to get the house ready to sell.<br />
No time wasted &#8211; If your property doesn&#8217;t meet the wholesaler&#8217;s buying criteria, you&#8217;ll know very soon. I&#8217;ve been involved in retail house sales where appraisals didn&#8217;t come back at the expected value, financing couldn&#8217;t be approved, and a number of other problems that happened the week of closing. With a wholesaler, you don&#8217;t have to worry about wasting a month of your time and then having the deal fall apart.<br />

<p style="text-align: justify;">Buyers hoping to invest in a green home should also look for things like a wood burning fireplace which can be used to cost-effectively heat the home during the winter months. Other basic items which will help you operate your home more efficiently are ceiling fans, compact fluorescent lights, low flow faucets and shower heads, low flush toilets, programmable thermostats, insulation on pipes leading to the hot water heater (or a tankless water heater), a heat pump or other high efficiency system, higher than normal insulation in the attic and laundry room, as well as in the ceiling, floor and wall cavities, and low E windows and doors.</p>
<p style="text-align: justify;">Also, be sure to ask what the home&#8217;s HERS Rating is. HERS stands for Home Energy Rating System. It is determined after an analysis of the home&#8217;s construction plans and on-site inspections, and after tests for leakiness in the ducts and leakiness in the home are conducted. Each point below 100 scored by the home corresponds to a 1% reduction in energy consumption. A HERS rating of 76 means the house is 24% more efficient than the standard HERS reference home.</p>
<p style="text-align: justify;">Exterior Green Benefits</p>
<p style="text-align: justify;">Living green means choosing a healthier lifestyle. That means the eco-friendly benefits of your home do not stop at the back door. They carry on outdoors. If a home is Intown, and close to a variety of amenities &#8211; libraries, parks and other entertainment &#8211; and it has the advantage of easy access to the expressway and all parts of the city &#8211; and if it&#8217;s walk-friendly &#8211; close to dining and public transit &#8211; then the home provides extra green benefits. Exterior green points are awarded, because it saves the homeowner the cost of gas and reduces environmental emissions. The more places you can walk to from your home, the better.</p>
<p style="text-align: justify;">Use It Again</p>
<p style="text-align: justify;">If the yard has a smaller footprint than what you would typically find, there is less grass to cut and less water needed to make the landscaping thrive. By recycling leftover materials on site during the construction process, the home reduces waste, enriches the soil and sends a lot less to the landfills.</p>

Reduced energy bills and water savings are a doubly attractive benefit for home buyers in today&#8217;s economy.</p>

<p style="text-align: justify;">Next let&#8217;s talk about insulation. One of the latest products to hit the market is Spray Foam. You may have seen it. When sprayed on it expands filling all cracks and crevices. It&#8217;s a great product that won&#8217;t sag or degrade over time. This product is excellent for new construction but what if you&#8217;re just doing a remodel or an addition? You don&#8217;t plan to tear off drywall but you know your walls need more insulation. The answer here is Injection Foam Insulation. Like the name implies it is injected into existing walls to fill any and all voids with foam that does not expand. With a rating of R-5 per inch a 2 x 4 wall will be R-18 with an air seal. Something you don&#8217;t get from traditional insulation. 2 x 6 walls will be R-28. This product is also great for soundproofing. If you are remodeling it would be best to find a company that does both, Spray and Injection.</p>

<p style="text-align: justify;">The next thing I&#8217;ll talk about is Radiant Heat. It&#8217;s been around since Roman times (seriously) and it&#8217;s getting a lot of attention lately. The main advantage of radiant is comfort. While it can save you up to 40% on your heating bill the really cool part (pun intended) is how evenly the heat is distributed. A room heated with radiant can have the thermostat set 5 -10 degrees lower than a forced air system and fill just as comfortable. What it does is heat everything in the room that will absorb heat. It turns anything that will retain heat into a radiator, including you.</p>
<p style="text-align: justify;">Finally let&#8217;s talk a little about Solar Electric or Photovoltaic. With all the advancements in products and a few good ideas it is now more cost effective than ever to Go Green. Have you heard the term Net-Metering? This is when your Solar produces more electricity than you are using and the utility company credits you toward future electric use. It&#8217;s a pretty good deal. This means you don&#8217;t have to go out and buy a great big system to meet all your needs. With this type of system, you are still tied in to the grid and you have no need for costly batteries for back up. Because you are still hooked up to the grid you can start smaller and build your system as your budget allows.</p>
<p style="text-align: justify;">I wrote this with little mention of savings on all of these products. The way I see it we have 2 categories here. The first being the ones wanting to see a payback on their investment and the other wanting to just reduce their Carbon Footprint. Both are great reasons. The fact is you can do both.
